Retail Opportunities
The Rolla region currently serves as the retail center for southcentral Missouri. This statement is support by the fact that the City of Rolla currently generates about 40 percent more retail sales that the population of Rolla iteself could afford. A 2007 study of retail opportunities showed that the Rolla region could actually generate at additional $250 million in retail sales and should consider adding more than 1 million square feet in retail shopping area.

Rolla is promoting the development of a new retail destination on the I-44 corridor called "Rolla West." You can click here to visit our Rolla West website that has full details, maps and studies.
The City of St. James is promoting a site for retail redevelopment on the I-44 corridor.

As the convergence point for the Interstate and two important State highways the City of Rolla has several sites which are well placed for new retail development:
The intersection of I-44 and Highway 63 should be the subject of new development with the 2009 plans to upgrade Highway 63 into the ONLY central north/south corridor in Missouri.
Highway 63 and Highway 72 intersection in Rolla – this is one of the most heavily travelled intersections in the region with an estimated 30,000 cars per day. This intersection is located adjacent to the Rolla Walmart.
Exit 189 at Highway V/Highpoint Industrial Park currently hosts a handful of fast food offerings and a Travel Center with sales in the top 5 for that franchise system. The area is well situated for new commercial development.
